Expenses and procedure for registration of an apartment in Bulgaria

Transaction taxes are formed from material enthusiasm – from the sale value of the property or from the size of the tax assessment. The calculation is based on the amount that makes up a large value, the amount of the state fee for the transaction and notary fees is determined (according to the state tariff, % depending on the amount).

They include the following taxes and fees: local tax on the purchase of real estate (the amount of tax may change annually by the decision of the municipality and its rates in different districts, for example: Varna 2.6%, Byala 3%; receipts and payment invoices are provided upon receipt of a notarial deed), a fee for entering into the property register, notary fees, fee for the production of a notarial act.

Additionally, property declaration services and translation services are paid.

Notary fees when buying an apartment in Bulgaria are charged according to the tariff, according to the material interest (i.e. at the specified price of the property in the notarial deed or from the size of the tax assessment). The basis is the amount that makes up the large cost.

up to 25,000 euros – 80 euros 0.8% of the amount over 5,000 euros;

from 25,000 to 50,000 euros – 240 euros 0.5% of the amount over 25,000 euros;

from 50,000 to 250,000 euros – 365 euros 0.2% of the amount over 50,000 euros;

the amount above 250,000 euros is 765 euros 0.1% of the amount above 250,000 euros, but not more than 3,000 euros.

Production of a notarial act – the amount is determined according to state tariffs.

Additionally, the services of an interpreter are paid at the time of the conclusion of the notary's certificate of ownership. In accordance with the legislation, the agreement must have a licensed translator. The cost of services can range from 20 to 70 euros per hour, depending on the region of the transaction location.

Procedure:

1. Choosing an apartment.

2. We collect a package of documents for the apartment (assessment, check for encumbrances, whether there are loans, whether there are prohibitions on sale).

3. Signing of a preliminary contract and booking (1000-2000 €) deposit.

4. Opening a bank account (if payment on the spot is required to be an open account in a Bulgarian bank).

5. Certificate of power of attorney (if the client is not in Bulgaria).

6. Payment of local taxes and notary services.

7. Notarization.

8. Entering a notarial act into local authorities.

9. Issuing a bulstat number.

10. Registration with the tax service and cadastre.

At the transaction – there is a lawyer, translator, tax is paid (for each object we specify the amount of tax).
